Unrepresented Sellers (FSBO) Versus Agent Represented Sellers (Realtor)

The Internet has made it easy for any unrepresented seller to find information such as tax records, comparables, and MLS statistics faster. How unrepresented sellers analyze the information is a different story.  A National Association of Realtors survey (www.realtor.com)  found the biggest problem areas for unrepresented sellers, or "for sale by owners" , was pricing the home properly, preparing the home for sale, and understanding and completing paperwork.  This is the difference between an unrepresented seller and an agent-represented seller.


Of course, the price of a house is determined based on what a buyer is willing to pay but, if the property is not prepared for the market, then the buyers will feel there is less value in the home.


It's also interesting to note that unrepresented sellers want to sell before the market changes and many times are testing the waters or, they have to move and are trying to protect their appreciation earnings and sell the property themselves however, many times they do not  have the time or the knowledge it takes to sell in their market and half way through their marketing period, they decide to hire an agent.
